The following is a breakdown of the average condo price in New York City as a whole compared to the Visionaire.  The compairson is done according to price per square foot and is based of Q2 2012 market report for Manhattan figures.

Average Price of NYC condo per square foot: $1,201

Average Price of Luxury condo per square foot: $2,133

Average Price of condo in the Visionaire per square foot: $1,745

Price Range of condos in the Visionaire per square foot: $1,217 – $2,865

As you can see, the Visionaire has a large range of prices for their condos.  The lowest of which is competitive with the average price of a New York City condo.  The average price is lower than that of a luxury condo in New York City.  This shows that even though the Visionaire touts itself as a luxury, green condominium, its green status has not inflated its prices.  Though it is not the bargain offered by the Forest House Apartments, for those a little more well off, the Visionaire does offer somewhat reasonably priced living in a prime location.

• About this Project

  

  This project aims to inform and educate about green building in New York City. We introduce the formal definition of a green building and the goals and guidelines set forth by The Bureau of of Waste Prevention, Reuse, and Recycling of the NYC Department of Sanitation. LEED is also discussed as it is the foremost authority on rating green building effectiveness.

  In order to attain a greater understanding of the topic at hand, we conducted case studies of two drastically different green buildings within New York City: The Visionaire and The Forest House Apartments. Each shows a contrasting side of green building pricing, but are prime examples of innovative green design.

  The project also encompasses the government's role in green building. Its policies, building codes, zoning laws and tax breaks have helped shape green building, for better and for worse. We assert that in order for green building to continue to rise, the government must take an active role in encouraging its implementation.
