A feature that has always remained constant in Bay Parkway  is the building structure. Due to zoning regulations and the limitations of the train tracks, all the buildings are two floors and about 20 feet wide.According to the NYC Zoning website, “these regulations preserve the low-rise character of one- to three-family homes on the midblocks and encourage five- to eight-story apartment houses with ground floor stores along the avenues.” The chosen block consisted of small businesses, while the neighboring block was more commercial because it had banks and fast food restaurants. The housing tends to be two floor apartments, or in the case of buildings, four floors.

Because the area of Bay Parkway has become more densely populated, it is also more commercialized in that there are more recognized fast food chains, banks, and store added to the area. This may be a cause as to why the quality of the neighborhood has gotten worse due a decrease in the cleanliness from pollution and waste.

Over the period spanning 2000-2010, census data on households shows subtle changes made in the community’s real estate and housing. One-to-three-person households decreased slightly, while the total number of six and seven-person households grew 24% and 50% respectively. The population also experienced a small trend towards ownership rather than renting, and the number of households decreased while the average household size and family size increased. In addition, the number of persons over the age of 65 has decreased significantly, as has the average age of the population (FactFinder). A possible explanation for the increase in household size, and decrease in households is that the Chinese may live with more of their extended family than previous inhabitants.
