Rezoning is the process of changing zoning laws, which are laws that dictate what can and cannot be built on a certain piece of land. Flushing West currently holds warehouses and industrial areas. Flushing West could be rezoned to be more for residential and commercial use.

What does the current proposed rezoning NOT require?*

If the rezoning of Flushing West proposal were approved, then developers that own the rezoned land must include green space and affordable housing in their plans. Affordable housing is defined as housing where no more than one-third of a household's income is used for housing costs. Municipal parking, which is parking that is provided by the city, is not a guaranteed if the rezoning is approved.

What is Mandatory Inclusionary Housing (MIH)?

A policy that mandates the inclusion of residential spaces in new buildings

A policy that mandates developers to include a specified amount of affordable housing units

The Mandatory Inclusionary Housing Policy is a policy that requires developers to make a certain percentage of their housing units to be made "affordable" as outline in the table shown in the "Flushing West Rezoning Plans" tab. If rezoning were approved then MIH would be implemented, not allowing developers to place all their housing units at market rate value.
